Dinner And A Movie At Boulevard Square

January, 31 2012. Streetsense is excited to announce that Bow Tie Cinemas at Boulevard Square in Richmond, VA has acquired additional land to expand its entertainment experience. Bow Tie currently owns the historic 5,200 SF Foundry Building and a 53,000 SF former locomotive assembly plant that houses the popular 17 screen Movieland. Streetsense has teamed up with The Wilton Companies of Richmond to lease the two newly constructed retail/restaurant pads adjacent to Boulevard Square as well as the Foundry Building to offer the ultimate dinner-and-movie experience for Richmonders. Juicy New Concept Opens In Bethesda

Puree Artisan Juice Bar is now open on Elm Street in Bethesda, serving up healthy and delicious fruit purees and vegan shake concoctions such as orange lassi, banana butter cup and cacao berry. Streetsense's Kelly Silverman brokered the deal and interior architects and creative team members including Rhena Saar, Gabriela Philippon, Angela McGarvey and Lindsay Button collaborated to create a cheerful interior and fresh logo. Undeniably Unique Retailer Opens In Fairfax

January, 12 2012. Retail clothing store Undeniable Boutique opened in late 2011 in the Fairfax Corner shopping center in Fairfax, VA. Streetsense interior architects Rhena Saar, David Pilkenton and Claudia Humphrey designed a modern, minimalist space that showcases the collection of clothing and accessories selected by entrepreneur Alicia Russman. The store is intended for women "who want to dress for the occasion, but not like everyone else". Check out the full press release here.

New-and-Improved La Madeleine Makes Its Debut

December, 19 2011. Streetsense's architecture and design team was engaged earlier this year to create an all-new interior design scheme for La Madeleine, and we are thrilled to announce the opening of the first (of many) refreshed stores at Northpark Center in Dallas, TX. The Streetsense-designed prototype will roll out in full force beginning in 2012. One location is already under construction in Tulsa, OK and two others are in the pipeline locally – one in Tysons Corner, VA and another in Silver Spring, MD. The new vibe features a refreshing design with lighter materials, colors, and textures, but maintains the restaurant’s classic French bistro feel. Ready Your Chopsticks, Bethesda!

December, 7 2011. Passion Fin, a brand new Japanese sushi restaurant, is slated to open early 2012 in The Shops at Sumner Place. Passion Fin is the latest concept from Jeffrey S. Fox and Jin Lin, the restaurateurs who own Sake Steakhouse in Laurel and Fuji Sushi in Bel Air. Passion Fin has landed in a 2,959 square foot restaurant space alongside stores such as Starbucks, Chico's, and Praline French Bakery and Restaurant. Porcelanosa Grand Opening

Streetsense is thrilled to share that our leasing and design client, international tile giant Porcelanosa, is hosting a star studded grand opening tomorrow at their new Rockville Pike location. September 15, 2011. Streetsense is thrilled to have played a part in the opening of ShopHouse, Chipotle’s new concept that debuted in Washington DC’s Dupont Circle neighborhood today. A Southeast Asian take on Chipotle’s revolutionary paradigm, ShopHouse is (literally) spicing up the District’s fast casual scene. Streetsense’s Kelly Silverman brokered the deal (at 1516 Connecticut Avenue NW) and our Interior Architecture team worked with Archoutfit to create the rustic, warm built environment. Busboys Hits Hyattsville

July 21, 2011. Busboys and Poets is officially OPEN in Hyattsville, MD at Streetsense's Shoppes at Arts District (5331 Baltimore Avenue). The 9,600 square foot restaurant and lounge – the concept’s largest unit yet, and first outpost in Maryland – opened at 4pm on Monday, July 18 and the feedback has been overwhelmingly positive. But that’s not too surprising considering what a perfect addition it is to this community. Owner Andy Shallal described Hyattsville as “the ideal location for Busboys and Poets…it is a place that has a lot of diversity, where art, culture, and politics collide.” As such, Busboys will offer film showings, poetry readings, and book events. The work of local artists already adorns the walls, giving the space an authentic, eclectic, and rooted vibe. Kudos to the whole team!

Tackle Boxing

June 2, 2011. Cleveland Park has a new watering hole – Tackle Box, of Georgetown fame. This delightfully authentic seafood shack has opened its second location just south of the Cleveland Park Metro station on the east side of Connecticut Avenue. With more than four times the square footage of the original M Street location, two levels, a full bar, tons of seating, and an expanded menu, its opening has been long-awaited by seafood enthusiasts across the area. Streetsense's award-winning Creative Services studio designed this quick serve concept’s menu boards, wall graphics, and take-out collateral. Interested in checking them out? Twins Peaks

March 31, 2011. Streetsense's is pleased to announce the Twins Ace Hardware has opened for business in Fairfax, VA. Streetsense retail strategists Rich Amsellem and Kelly Silverman secured the store’s stellar location in the City’s Old Town district. The store is co-owned by twin brothers Craig and Jeff Smith – hence the “Twins” – who come from an extensive retail hardware background, working for the Strosniders Hardware for a combined 19 years. While Twins is not affiliated with Strosniders, the two operations share a business philosophy that emphasizes outstanding customer service. In addition to offering standard hardware accoutrements, Twins offers free recycling of compact fluorescent light bulbs (CFLs), alkaline and rechargeable batteries, cellular phones, and mercury-containing thermostats. Who doesn’t love a green hardware store?

Brookland Calling

March 17, 2011. Streetsense's Creative Team is working with the DC Office of Planning and community members / key stakeholders to create a unique brand for Northeast DC’s Brookland neighborhood. With tons of new development slated for the area, the team’s goal in this initiative is to help develop an identity for 12th Street – the neighborhood’s main street – that differentiates it from other commercial areas nearby. Last night, Streetsense team members presented preliminary ideas to a small group of community stakeholders. Mind Your LPQs

January 5, 2011. Le Pain Quotidien is poised to open its fifth location in Washington DC on the ground floor of PNC Place (800 17th Street NW), a 350,000sf LEED-Platinum office building (the District’s first!). Streetsense's Kelly Silverman negotiated the deal on LPQ’s behalf, and Jason Rosenberger of Vornado represented the landlord. The concept currently has outposts in Georgetown, Dupont Circle, Spring Valley, and Capitol Hill, making the 17th Street location the first in the CBD. It’s also the first (we hope, of many) designed by the Streetsense architecture team. LPQ also has a few locations outside of the District—Alexandria, Bethesda, and Clarendon. Looking forward to more openings across the area, with the Streetsense team at the helm. C’est bon!

Black Restaurant Group Hits Midcity

November 15, 2010. Popular local chef and restaurateur Jeff Black (of Blacks Bar & Kitchen, BlackSalt, Black Market Bistro, and Addies) is at it again, this time in the District’s hot MidCity neighborhood. With help from Streetsense retail strategist Kelly Silverman, Black purchased a two story building (located at 1612 14th Street NW) to house two new Black Restaurant Group concepts. On the ground floor, there’s The Pearl Dive Oyster Palace, a full-service, 75-seat seafood restaurant featuring an oyster bar, seafood stews, and po’boys. Upstairs is BlackJack, a bar outfitted with—get this—an indoor bocce ball court. Who could ask for anything more?

November 8, 2010. DC restaurant destination, Founding Farmers, has inked a lease to open at Park Potomac, one of the hottest new mixed-use developments in the DC market. Leased by Streetsense's Jeff Pollak and Kelly Silverman, the new restaurant will be primed for success, based on the demographics of the surrounding area as well as the lack of food options west of I-270 in the area. Burrito Bonanza

November 1, 2010. The burritos are rolling out across the DC area, and crowd pleasing Chipotle is leading the charge. Thanks to the work of Streetsense retail strategist Kelly Silverman, this national quick service powerhouse is rapidly opening successful locations across the MSA. In fact, three new stores opened in October alone--one in Maryland (Kensington, at the corner of Knowles & Connecticut Avenue), one in Virginia (Springfield/Newington, 8066 Rolling Road), and another in the District inside Union Station (at the top of the metro). Life is Burrito-ful.

McHenry Row is Rollin'

October 18, 2010. The Shoppes at McHenry Row in downtown Baltimore is one of the city’s only mixed-use developments currently under construction. This Harris Teeter-anchored development (owned by Chesapeake Paperboard Centre, LLC and developed by Baltimore-based 28 Walker Associates led by Mark Sapperstein) is a $117 million project that includes 65,000 square feet of office space, 250 apartments, and two parking garages. The project’s 48,000 square foot main street retail component is being leased by Streetsense and is already 65% full. Future tenants will include M&T Bank, The Green Turtle, Dunkin’ Donuts, PNC Bank, Hair Cuttery, and Red Parrot Asian Bistro, among others. McHenry Row is strategically positioned just off of I-95’s Exit 55 and will benefit from roadway improvements on Key Highway (which are almost complete) and the installation of a new traffic light, allowing for easy, signalized access directly into the development. Limited small shop space remains available, including the prime restaurant spot with outdoor seating facing Key Highway and Harris Teeter.

District of Pi

Pi Pizzeria

October 7, 2010. Thanks in part to Streetsense's Kelly Silverman, the nation’s capital will soon be home to Pi Pizzeria, one of the country’s hippest pizza concepts. With roots in St. Louis, Pi plans to take on DC and beyond, with a limited expansion campaign. Also quite familiar with campaigns, President Obama is likely to be most excited of all District residents about this news—he loves Pizza Pi so much, he once served it as an executive meal at the White House! The full-service restaurant will open sometime this coming spring in a 4,600sf space located at 910 F Street NW in the East End, one of the District’s most bustling neighborhoods. So bustling, in fact, that fabulous fashion retailer Anthropologie just signed a lease one block away!

Oh, and did we mention that Streetsense's architecture studio will be designing and coordinating the pizzeria’s build-out? Go Team!

Ledo Redo

Ledo Pizza

September 30, 2010. The Original Ledo Pizza (which opened in 1955!), a fixture of the University of Maryland/College Park community, has relocated from its first location in Adelphi Plaza to a new building on Knox Road and is NOW OPEN!! This new, state-of-the-art location is much larger than the old spot at 5,500 square feet, but has the same warm, welcoming ambience as the original. The space’s interior has been beautifully finished with brick, rich woods, warm toned paint and fabrics, and modern lighting, with a huge bar area flanking the main dining room. It’s the perfect place for UMD students and other people that live and work nearby to eat, drink, and hang out.

Streetsense was responsible for the build out and interior design of the space, and Encore Construction, Inc. brought our vision to reality.

Project Update: The Shoppes at Arts District

Streetsense is pleased to report that construction at The Shoppes at Arts District in Hyattsville is plugging along on schedule and that our vision for this retail, dining, and entertainment hub (centered around the intersection of Route One and Jefferson Street) is quickly becoming reality. If you want evidence, check out these photos taken earlier in the week! The retail spaces will be turned over to  tenants by the end of October, which means that shops and restaurants will be open for business early next year. Recently, Essentials Day Spa joined the project’s stellar tenant lineup, which already includes Busboys & Poets, Yes! Organic Market, Tara Thai, Elevation Burger, and Chipotle.

Plow & Hearth Grows With Streetsense

Award Winning Branding

September 14, 2010. Hot off the Presses! Streetsense's in-house creative team has been awarded with an American Graphic Design Award for the company’s overwhelmingly successful rebranding effort. Completed earlier this year, the initiative included a re-vamped logo, brochure, portfolio, folder, business cards, and a video reel. GDUSA received thousands of entries, and Streetsense was among the chosen ones. Please join is in congratulating the team for their outstanding work!

Principal Published In Latest ULI Report

Last summer, streetsense principal Bruce Leonard was asked to be on a Technical Assistance Panel to analyze one of the District’s largest and most significant corridors—North Capitol Street. After an extensive period of analysis and review, ULI has published the report generated by the intensive one and a half day work session, entitled North Capitol Street: Strategies for Revitalization and Redevelopment. As an expert in the field, Bruce (along with the other panel members) was asked to help identify: 1) the highest and best use for vacant properties; 2) strategies to catalyze development within the boundaries of the North Capitol Street Main Street area; and 3) ways to work with DDOT to foster business development and growth along North Capitol Street. Divine Design

August 18, 2010. Streetsense has racked up quite an impressive list of design clients and achievements, thanks to the addition of The Heiserman Group earlier this year. Among our many recent  retail design/architecture projects (e.g., Filter, Rogue States, FrozenYo, and Panas) Kushi and Ted’s Bulletin stand out as major achievements of 2010. Aesthetically, these two couldn’t be more different. Kushi is minimally accessorized with oversized paper lanterns and sake barrels and features large central sushi and kushiyaki stations as well as a handsomely appointed bar. Ted’s, on the other hand, is outfitted with all-American art-deco accents taken from the Philadelphia Convention Center and includes an inviting marble-backed bar and grand dining room with massive hanging lamps, a huge central skylight, and a movie projector playing old black and white films.

Both are beautiful, authentic spaces. If you haven't already, we encourage you to check 'em out!

The Cross-Pollination Continues

August 5, 2010. Park Potomac, developed by Foulger-Pratt, is one of the hottest new mixed-use developments in the DC market, thanks to its elegant residences, Class A office space, and vibrant retail core, anchored by Harris Teeter and supported by a collection of boutique retail and restaurants. Streetsense has been integrally involved in this project since day one. The firm helped design and plan its commercial center and has also been responsible for the retail leasing since construction began more than two years ago-only two spaces remain to be leased in the project's second phase. Once completed, the project will contain 150,000sf of retail space, 570,000sf of office space, a 150-room luxury boutique hotel, and 600 luxury residential units. The Shoppes at Arts District Hyattsville to Offer Creatively Inspired Shopping

July 8, 2010. As the streetsense client portfolio grows, so do the opportunities for us to create new urban retail centers and grow our acquisition and development initiatives. We recently broke ground on the Shoppes at Arts District Hyattsville, a 36,000sf specialty shopping center located just minutes outside Washington, DC. We saw Hyattsville as a growing, eclectic market underserved by quality retail and restaurant offerings and, subsequently, acquired the ground to develop the retail component of the project. As often is the case, our instincts were correct, and the center is now 70% pre-leased to tenants including: Busboys & Poets, Yes! Organic Market, Tara Thai, Elevation Burger, and Chipotle. The adjacent Arts District Hyattsville residential component by EYA includes a combination of loft-style condominiums and garage townhomes.

Cross-Pollination: Design & Real Estate Services Attract Clients to Streetsense

July 8, 2010. Streetsense’s own brand of cross-pollination allows clients to take advantage of our comprehensive design and real estate services under one roof. Plow & Hearth and Le Pain Quotidien are the latest clients to sign on for our full breadth of services. For Plow & Hearth, unique, quality-built home, garden, and lifestyle products are at the core of their business. The initial roll-out plan calls for two to four new stores in this market over the next 24 months. Le Pain Quotidien emerged in the DC market 3 years ago with stores in Georgetown, Alexandria, and Dupont Circle and has recognized the expansion opportunity in the larger market area. Future plans include a rapid expansion across the region, with several new stores opening each year between now and 2014.

Streetsense to Deliver 'Room Service' With New Courtyard by Marriott

July 7, 2010. Streetsense is currently providing full architectural services for Tucker Development Corporation on a key component of Downtown Newark’s economic revitalization and Broad Street redevelopment. The new Courtyard by Marriott is designed as a conference center-focused, urban hotel just two blocks from City Hall, three blocks from NJ Transit and Amtrak, and adjacent to the exciting new Prudential Center. When completed, the project will be 112,000 square feet in total, with 150 rooms on 6 floors atop a full ground floor of street retail and restaurant space.  Groundbreaking will occur this September, with anticipated final delivery in late 2011. The streetsense design team is overseeing all architectural design, led by Project Manager Matt Hopkins, AIA, AICP, LEED AP+, as well as Kristina Crenshaw as Project Designer and Bill Cunningham as Project Architect. The project team includes McHugh Engineering for MEP design services, the Harman Group for structural design services, and Jacki Arena Interiors for interior design services.

Calling All Foodies! More Hot Restaurants Coming to DC With Streetsense

July 7, 2010. Streetsense is pleased to announce that we’re working with several hot restaurant concepts looking to enter or expand their presence in the DC market. Two of these concepts, Taylor Gourmet and Cava Grill, a fast-casual sister concept to Cava (located in Rockville and Capitol Hill) will open before the end of the year on Bethesda Row. We're actively evaluating new opportunities across the city and in close-in suburban markets for these concepts. We’re also working with Freshii, a quick-bite restaurant offering fresh food fast, and Anthony's Coal Fired Pizza, a well-done pizza concept out of Fort Lauderdale.
